Ridge Park Homeowners Organizing for Action exists to support responsible, transparent, and sustainable governance that benefits all homeowners. Our mission is to work alongside the HOA Board and the community to ensure financial stability, long-term maintenance planning, and affordability, thereby protecting both the financial well-being of homeowners and the future of Ridge Park.

Why We Exist

Ridge Park was established in 1984 to provide moderately priced, affordable housing in Los Alamos, New Mexico, a town where housing prices had surged following the Manhattan Project. Our community was built on the principle that homeownership should be accessible, well-maintained, and financially sustainable.

Like any community, we face ongoing maintenance and financial challenges. Years of necessary repairs, rising costs, and limited reserves have put pressure on both homeowners and the HOA Board to make tough financial decisions. Instead of a measured, long-term approach, past leadership has sometimes relied on last-minute, high-cost assessments that put sudden financial strain on homeowners. These unexpected financial burdens threaten the affordability that Ridge Park was designed to provide. While we believe the this past leadership has been well intentioned and cares about the community deeply, we believe there are alternative approaches to funding our community long term.

To address these challenges, we believe in a proactive, structured approach that balances maintenance needs with financial stability without placing unnecessary strain on homeowners.

Our Vision: A Responsible, Affordable Long-Term Plan

  • Preserving Affordability – Homeownership in Ridge Park should remain financially accessible for current and future residents. We must balance necessary repairs with cost-conscious solutions that don’t force excessive financial burdens on homeowners.
  • Financial Decisions Must Be Justified and Rule-Based – All financial decisions should be clear, justified, and in accordance with our governing documents. Homeowners deserve confidence that their money is spent wisely and with their best interests in mind.
  • A Strategic Approach to Maintenance – Ridge Park has critical repairs to address, but reactionary spending and unexpected assessments are not the solution. A thoughtful, phased maintenance plan can keep our community in good condition while ensuring financial stability.
  • Phased Repairs Over Time – Instead of overwhelming homeowners with massive, immediate assessments, we should prioritize and phase out maintenance projects in a way that spreads costs over time, making them more manageable for all homeowners.
  • A Predictable, Affordable Budget – Homeowners deserve a clear, long-term financial plan that outlines expected repairs and funding strategies, rather than relying on abrupt and unpredictable assessments.
  • Accountability and Collaboration – Every dollar spent should be justified, tracked, and explained, ensuring homeowners understand the financial decisions that shape our community. We believe in working together with the HOA Board to achieve shared goals.
