Purpose

Ridge Park Homeowners Organizing for Action (HOA) exists to ensure that homeowners have a voice in the governance and financial decisions that shape our community. Our mission is to promote accountability, financial responsibility, long-term maintenance planning, and affordability to protect both the financial well-being of homeowners and the future of Ridge Park.

Why We Exist

Ridge Park was established in 1984 to provide moderately priced, affordable housing in Los Alamos, New Mexico, a town where housing prices had surged following the Manhattan Project. Our community was built on the principle that homeownership should be accessible, well-maintained, and financially sustainable.

However, years of deferred maintenance and financial mismanagement have left us facing significant repair needs and depleated reserves. Instead of a measured, long-term approach, past leadership has often relied on last-minute, high-cost assessments that put sudden financial strain on homeowners. These unexpected financial burdens threaten the affordability that Ridge Park was designed to provide.

Our Vision: A Responsible, Affordable Long-Term Plan

  • Preserving Affordability – Homeownership in Ridge Park should remain financially accessible for current and future residents. We must balance necessary repairs with cost-conscious solutions that don’t force excessive financial burdens on homeowners.
  • Financial Decisions Must Be Justified and Rule-Based – All financial decisions should be clear, justified, and in accordance with our governing documents. Homeowners deserve full transparency and the confidence that their money is being spent responsibly.
  • Acknowledging the Problem – Ridge Park needs critical repairs, but reactionary spending and unexpected assessments are not the solution. We need a strategic, affordable approach that balances maintenance needs with financial stability.
  • Phased Repairs Over Time – Instead of overwhelming homeowners with massive, immediate assessments, we should prioritize and phase out maintenance projects in a way that spreads costs over time, making them more manageable for all homeowners.
  • A Predictable, Affordable Budget – Homeowners deserve a clear, long-term financial plan that outlines expected repairs and funding strategies, rather than relying on abrupt and unpredictable assessments.
  • Accountability in Spending – Every dollar spent should be justified, tracked, and explained so that homeowners understand where their money is going and why.

What We Stand For

  • Affordability – Protecting Ridge Park’s moderate pricing by preventing unnecessary costs and ensuring financially responsible decision-making.
  • Accountability – Ensuring the HOA Board follows the rules and represents homeowners fairly and transparently.
  • Financial Responsibility – Preventing unnecessary financial burdens by developing a sustainable, long-term financial plan that avoids drastic assessments.
  • Transparency – Making financial reports, meeting minutes, and decision-making processes accessible to all homeowners.
  • A Rules-Based Approach to Spending – Ensuring that financial decisions align with our governing documents and that homeowners have a say in major expenditures.
  • Proactive Planning – Creating and implementing a clear, phased maintenance plan to address Ridge Park’s repair needs without placing unnecessary strain on homeowners.
  • Community Engagement – Encouraging homeowners to stay informed, participate in discussions, and have a real voice in Ridge Park’s future.
